1. Comprehend the details of your agreement so you can be certain that you get the services you are paying for and the required provisions are covered. You might be surprised to know that your contracts hold many different services that do not ever get considered or administered over the contract term.

2. Have a clear understanding of your equipment and its history in addition to the life expectancies and the dangers of potential issues. Having this information will help you consider the potential for upgrades or modifications that could be potentially burdened by both parties if found to be advantageous. 

3. Monitor and remember the testing dates for your equipment. This is perhaps the most widely recognized reason for incurring extra costs to the building which should be the responsibility of your Contractor. 5. Stay on top of your billing. The data you collect will allow you to ensure that you are not being charged for services you are not receiving. You may be shocked to find out that you are receiving invoices for services rendered that are actually covered under the contractual agreement.

These 5 steps are not difficult to implement and in doing so, you may be pleasantly surprised with the outcome.  Elevators are one of the largest valued assets in a Commercial/Residential building, and the added or unexpected associated costs can quickly add up simply due to a lack of supervision and due diligence.
